Gotham Home Inspection is owned and operated by New Jersey and Florida State licensed home inspector, Joseph Panetta.
Joseph has been working in residential commercial construction and restoration for over 25 years using his knowledge and experience to help home buyers and sellers in New Jersey.
Before starting his career in home inspection Joseph renovated and built many residential and commercial properties throughout NY and NJ, helping him develop a complete understanding of homes. How they work, and what to look for while completing an inspection, unlike many other home inspectors who might glance over small details. Joseph takes his time in determining the condition of all parts of the home, big and small.
Joseph has been interested in the construction and inspection industry throughout his entire life. His passion shines through during his home inspections.
Joseph is also active in his community, having been a volunteer firefighter for the town of Colt’s Neck for over 20 years, serving as Chief for 8 years. His knowledge in fire suppression helps when inspecting homes, as he is always looking for fire safety issues and concerns.

JOSEPH M. PANETTA, CPI
With nearly two decades of dedicated service in the tri-state area, I have developed a deep expertise in high-end building maintenance and structural preservation. My career is anchored by 10 years of specialized experience in New York City, where I focused on the meticulous process of inspecting and restoring metal and stone finishes. Working within some of the city’s most prestigious residential and commercial landmarks, I mastered the technical nuances of reviving bronze, stainless steel, marble, and granite. This role required an exacting eye for detail and a commitment to maintaining the architectural integrity of Manhattan’s vertical landscape against the rigors of heavy urban use.
Following my tenure in New York, I transitioned to New Jersey, where I have spent the last 9 years providing comprehensive building maintenance and security solutions. In this capacity, I have managed the daily operations of diverse residential and commercial communities, inspecting and ensuring that mechanical systems, common areas, and exterior grounds remain in peak condition. Beyond physical upkeep, I have integrated professional security oversight into my workflow, prioritizing the safety of residents and tenants while maintaining a welcoming environment. This dual focus on technical maintenance and community protection has allowed me to become a versatile and trusted asset in property management.
